Challenges

With each job comes certain challenges. We take pride in finding great solutions and always look out for the owners in the process. For this job: The lot had a substantial slope to it and there was no sewer available so the original design included a fairly expensive septic system. There were concerns that the septic system would eventually give the owners problems and it was designed to take up most of the backyard. After hours of research and meetings with neighbors and ECUA, we figured out a way to run a sewer line along a neighbor’s property line to an ECUA sewer main. This saved my owners a little money and any future problems with maintaining a septic system.

This custom build replaced the original family home that was constructed in 1903. Our project scope of work included the demolition and removal of the original structure.

Amenities Include

We had to design the home so that it would fit between 3 majestic heritage oaks. The oaks were analyzed, treated and trimmed by a certified arborist to ensure their health for years to come. Root systems on the trees were protected during construction

The master soaking tub was originally used as a cattle watering trough. The tub was refurbished and installed with precision, along with the original brass fixtures. It definitely added a touch of class to the master bath.

The fixed window shutters were installed along with “Old Time” shutter dogs so that they would look like operable shutters.

Home was built on a sloped lot. We used an off grade foundation with piers and a susfloor. 2×6 exterior walls. The Insulation package- 5 ½” BIBS insulation in exterior walls,  open cell foam at the roof decking, Low E insulated glass for heat deflection, Insulated fiberglass exterior doors, Custom cabinets, granite countertops, Fireplace is a wood burning heater.

Maintenance free exterior – fiberglass ext doors, vinyl siding, soffits and porch ceilings, Aluminum columns and railings.

The Challenges

This home was built to replace the original home that had burned down. It was designed and built on the exact site of the original home so that the septic system could be reutilized.

The home was designed with a pier or off-grade foundation with a crawl space. Details such as ventilation, moisture control, drainage and other issues associated with off grade construction were considered in the design phase. We are proactive in dealing with problematic areas that can plague a homeowner so that they can enjoy their new home to the fullest extent.

We installed a wood burning heater in lieu of a fireplace. The wood burning heater together with the energy saving features we incorporate into our homes will result in energy savings.

Location:   Gulf Breeze Florida
Year Completed:   2014

The tv niche was custom framed and trimmed so that the customers TV fit perfectly.

We designed the home structurally for a future bonus room that could be finished off above the garage. When the owner gets ready, all he has to do is insulate, sheetrock, and install trim and floor covering.

The kitchen was designed with a wood hood, a pot filler on a custom tile backsplash, granite tops and custom cabinets.

The Challenges

This home was built in Gulf Breeze. The lot was not wide enough to deliver the swimming pool with a truck to the back yard so we used a crane to lift the pool over the home and into the back yard.

The Challenges

The sense of flow, beginning with the exterior columns and moving through the home with its column enhanced and custom trimmed cased openings to the columns surrounding the master tub add tons of “column” character.

Ranch style home with plenty of porch. Hardi board n batten siding. Fiberclassic columns, vinyl overhangs, Master walk in shower and freestanding tub. Interior and exterior fireplaces, interior brick accent arch and wall, hardwood flooring. Rannai hot water heater, custom cabinets with granite tops.

The Challenges

We integrated a ranch style plan with a semi Wrap-a-round porch to create a farm house look. Fiberglass square columns, cementious board and batten siding, cedar stained shutters, and fiberglass stained exterior doors, finish off a mostly maintenance free exterior.
